We don’t sell our own listings

Most agencies on this coast represent whoever is selling — which means the property they show you first is often the one they already have under mandate, not necessarily the one that suits you best. Living on the Côte d’Azur works the other way round: we represent you, and search a wide network on your behalf.

We listen before we search

The search starts with your priorities, not our stock. We ask what a life here actually needs to look like before we open a single listing.

We search the whole network

Living on the Côte d'Azur curates access across a network of local agents and developers along the coast — not one firm's own shelf of listings. If it's genuinely available, we can generally reach it.

You choose your shortlist

We put together a proactive, curated selection — often across several different agencies — and you choose the five you actually want to see in person, timed for one visit to the coast.

We negotiate on your side

Once you've found the right property, we handle the negotiation and the paperwork through to the compromis de vente, working with an English-speaking notary who protects your interests specifically.

The relationship doesn't end at signing

Utilities, renovation, interior design, security, long-term rental management — the network that found your property is the same one that helps you actually live in it.

On cost

The search itself is free, in the standard case

The selling agent shares their commission with us once a purchase completes, which is what keeps our side of the search free of charge to you. There are two honest exceptions: properties under €300,000, and private sales made outside our network — both carry a 2% (ex. VAT) buyer-broker fee, disclosed upfront, not discovered at closing.
