Cannes reads as a single postcard from a distance — La Croisette, the festival, the bay — but it is really two towns stacked on top of each other. There is the Cannes that exists for a fortnight in May, and the Cannes that its residents actually live in the other fifty weeks: quieter streets behind the seafront, family neighbourhoods in Californie and Super Cannes, and a harbour that works the same way in November as it does in July.
Above the Croisette
The strongest privacy in Cannes has always been vertical, not horizontal — the hillside estates of Super Cannes and Californie look down on the bay rather than sitting on it, trading beachfront proximity for space, quiet, and a view that takes in the whole gulf, from the Lérins Islands to the Estérel.
A festival city with a residential life
The Film Festival gives Cannes a level of global recognition few coastal towns of its size ever achieve, but it also means the market has learned to separate its two audiences: a short, intense rental season, and a much longer, steadier residential one that the festival mostly passes over.
