Cap Ferrat sits on its own wooded peninsula between Nice and Monaco, close enough to both to be genuinely convenient and private enough that neither ever quite reaches it. It has held its shape — pine forest, walled gardens, a handful of roads — since it was first developed as a retreat for Belle Époque fortunes, and that restraint is still the address's main asset.
Old money geography
The peninsula's grand early-twentieth-century estates set a physical pattern — large plots, dense planting, real distance between neighbours — that still governs what gets built here today. It's a very different kind of privacy from Saint-Tropez's village discretion: this is privacy through space, not through scale.
Between two harbours
Monaco's density and Nice's airport are each a short drive away, which makes Cap Ferrat one of the few places on this stretch of coast where residents genuinely move between both worlds in a normal week, without living inside either.
